What does selling a property involve?
Once you have marketed your property for sale and accepted an offer, we will take care of the conveyancing process and keep you updated throughout.
We will get the process started by drafting the contract of sale. This will generally include definitions of what exactly is included in the proposed sale, details of fixtures and fittings, sale price and any legal restrictions that are placed on the property. Once this is drafted, we will send this to the purchaser’s solicitor for them to review. They will raise any queries that they may have about the property and about what title to the property includes.
At this point they will order third party searches relating to the property in order to satisfy the seller that everything is as it should be and as they would expect prior to purchasing the property. This will include searches over the title and its history in terms of ownership, substantial building works and previous exposure to environmental damage and contaminated materials. Once the purchaser is satisfied with the searches and all outstanding queries, the contract can be finalised and a date for the exchange of contracts, keys and funds will be agreed.
Upon completion, we will check that all funds have been transferred and that ownership of the property has transferred. We will also seek to check that the property has been left in the state as contractually agreed to.
Once cleared funds have reached us from the purchaser’s solicitor on the completion date you will have officially sold your property and we will transfer the funds to you. The purchaser’s solicitor will generally deal with post-completion matters such as the payment of Stamp Duty Land Tax and will register their client’s new title to the property with the Land Registry.
How long will it take to sell your property?
The length of the residential conveyancing process will vary depending on the property itself and also how complex the transaction is. On average, this part of the sale takes around six weeks.
